Project Manager – Internal Works (Cut-and-Carve)
Prestigious Tier 1 Contractor | Central London | Specialist Refurbishment and Fit-Out Projects
About the Role:
Fairmead, on behalf of a valued client, is recruiting for an experienced Project Manager to oversee the internal works package on a prestigious cut-and-carve refurbishment project in the heart of London. This is an exceptional opportunity to work with a leading Tier 1 contractor and a specialist subcontractor renowned for delivering high-quality, complex refurbishment and fit-out schemes.
As the Project Manager, you will take full ownership of the internal works from pre-construction through to handover, ensuring all works are delivered to the highest standards. This is a paperwork-heavy role, requiring meticulous attention to detail, excellent IT skills, and an exceptional understanding of risk assessments and method statements.
Key Responsibilities:
* Project Leadership: Drive the successful delivery of internal fit-out works on a live cut-and-carve project, ensuring all programme milestones are met.
* Pre-Construction Coordination: Lead all pre-construction planning, including design coordination, scope definition, and risk management.
* Programme Management: Write, update, and maintain detailed project programmes, ensuring adherence to critical deadlines.
* Documentation and Reporting: Manage project documentation, including RAMS, trackers, and progress reports, ensuring accuracy and compliance.
* Temporary Works Oversight: Oversee and coordinate temporary works, ensuring full compliance with health, safety, and quality standards.
* Risk Assessment & Method Statements: Develop, review, and enforce risk assessments and method statements to uphold safety and operational efficiency.
* Team Coordination: Collaborate effectively with site teams, subcontractors, and stakeholders to resolve challenges and drive project progression.
* Health, Safety & Quality: Uphold the highest standards of health, safety, and quality throughout the project lifecycle.
Certifications Required:
* SMSTS
* First Aid at Work
* CSCS Card
* Temporary Works Coordinator Certificate
The Ideal Candidate:
* Proven experience in managing internal fit-out works, ideally within cut-and-carve or complex refurbishment schemes.
* Strong background in carpentry or internal works, with a technical understanding of construction processes.
* Proficiency in writing, updating, and managing detailed programmes.
* Exceptional understanding of risk assessments and method statements (RAMS).
* Familiarity with temporary works processes and coordination.
* IT Literate: Strong proficiency in software for documentation, reporting, and programme management.
* Organised & Proactive: Ability to manage paperwork-heavy processes, ensuring all documents are up to date and accurate.
* Excellent leadership and communication skills with experience managing teams, subcontractors, and senior stakeholders.
