Job Description
We're currently recruiting a Quantity Surveyor for a market leading house builder based in Hull.
Quantity Surveyor
The Commercial team, headed by the Commercial Manager and comprising of Quantity Surveyors, works closely with the Procurement, Construction, Customer Selections, Finance and Architectural departments as well as the Marketing & Customer Care teams. The Commercial team report to the Technical Director.
All departments work very closely together so teamwork and interpersonal skills are in integral part of the job role. The overall responsibility and purpose of employees is to design, specify and cost engineer our developments, to ensure we are delivering the best quality homes at the best possible cost.
The work of the Quantity Surveying team is critical to ensure continued viability and accurate costing at all stages throughout the construction process. The successful applicant needs to be enthusiastic and self-motivated as well as been flexible to pick up different work and sites as required. The role is office based but there will be a requirement to visit site frequently. Sites are currently located across East Yorkshire & Northern Lincolnshire.

Responsibilities:
Report to the Commercial Manager
Producing Bills of Quantities & budget preparation, based on site specific specifications & conditions
Taking off materials and setting up material schedules, based on working drawings & typical details. Assisting the procurement department when necessary
Sub-contractor tender enquiry preparation and analysis including pre-qualification tender compliance, collation of specs & drawings, negotiations with contractors, chairing pre-start meetings and order placing.
Issuing of revised information to sub-contractors throughout the duration of a site
Preparation and issuing of labour targets for site tradesmen. Review where necessary
Checking and approval of tradesmen’s weekly time sheets
Checking of subcontractor invoices for payment, including meeting contractors and site checks. Producing final accounts.
Pricing customer extras
Attend & contribute to various meetings such as pre-start meetings, site project meetings, cost meetings
Monthly site visits to check progress and material stocks then valuing progress each month, to ensure the cost to complete for a development is adequate to complete the site works within the construction budget set.
Cost Control/Management of budgets on various developments throughout all construction phases, including house build & infrastructure
Accurate monthly cost reporting and forecasting issued to the Commercial Manager for review
Excellent time management and ability to meet deadlines
Working and communicating with the Construction team to ensure cost control is maximised
Surveyors are typically allocated sites that are more complex by nature

Strong verbal and written communication skills
Strong numeracy skills and attention to detail
GCSE Grade C/4+ in English & Maths
HND/HNC level in Quantity Surveying or General Construction/Building Studies
Good listening skills
Good negotiation skills
Good admin skills
Resilience & maturity to balance multiple priorities within a fast changing, demanding but enjoyable environment
Adaptability
Full understanding of current construction industry conditions and subcontractor/tradesmen rates
Previous experience working as a Quantity Surveyor for a residential house build contractor (preferably 5 years+) with good knowledge of commercial management controls
Strong IT skills, particularly Microsoft Excel
Ability to work independently, collaboratively & support others. Committed to diversity & inclusion
Good knowledge of building regulations (predominantly NHBC), technical knowledge, CDM & codes of practice e.g. HSE
Good understanding of the financial implications of methods of build & sequencing of build. Commercially astute
Innovative
Full UK driving licence
