Position Overview:
We are seeking a meticulous and proactive Senior Construction Procurement Specialist to join our team. In this role, you will be responsible for overseeing the initial phases of construction projects, from conception to the start of actual construction. The Pre-Construction Manager plays a crucial role in ensuring that projects are thoroughly planned, estimated accurately, and effectively prepared for successful execution. You will play a crucial role in sourcing, negotiating, and managing suppliers and vendors for our StudioBuilt and new build construction projects with a heavy emphasis on standing up a robust vendor base. This position offers an exciting opportunity to contribute to our company's growth and success in the modular construction industry.
Key Responsibilities:
- Conduct competitive pricing analyses to understand the market and industry conditions.
- Provide ad-hoc analysis to aid decision making processes.
- Facilitate the definition of project scope, goals, and deliverables for residential construction.
- Assist Construction with the management of subcontractors.
- Maintain and create scopes of work.
- Manage project specifications, takeoffs, subcontractor contracts, file structures and file storage.
- Create bid packages for various projects for infill and master-planned communities in multiple markets.
- Present reports defining project progress, problems, and solutions.
- Implement and manage project changes and interventions to achieve project outputs.
- Present value-engineering ideas to help improve project costing.
- Flexibility to pivot to the business needs weekly and multi-task in a fast-paced work environment.
- Must be willing to make multiple phone calls daily with suppliers and potential subcontractors to follow-up on tasks and facilitate the RFQ process.
- Implement processes and procedures to help improve organizational efficiency.
Qualifications:
- This individual likely has 2+ years of overall business experience and is familiar with concepts related to vendor management, construction, or purchasing functions within a homebuilding environment.
- A Bachelor’s degree from an accredited university is required
- Negotiation, vendor, or construction experience is a plus.
- Uses cost-benefit thinking to set priorities.
- Technology Management: Makes effective use of technology to achieve results.
- Existing relationships with Austin, San Antonio, DFW, or Houston subcontractors is a plus
- Familiarity with Procore, JDEdwards, BuildPro, Bluebeam, Excel, DocuSign, and/or Microsoft Teams applications is preferred.
- Ability to perform introductory estimation and takeoffs utilizing Bluebeam.
- Ability to read and interpret construction drawings.
- Ability to anticipate and meet the needs of both internal and external customers. Delivers high-quality service; is committed to continuous improvement.
