As a Building Surveyor within an in-house team, you will play a key role in managing and delivering a diverse range of professional and project works across the property portfolio.
The Role:
We are looking for an experienced Building Surveyor to join our clients dynamic team based in the Midlands. This exciting role will involve overseeing a variety of professional works, with a particular focus on dilapidations and project management for a significant portfolio of properties.
As a Building Surveyor working client-side, you will be responsible for managing dilapidation schedules, negotiating settlements, and leading projects to ensure the successful delivery of building works. You’ll collaborate with internal stakeholders and external contractors, while ensuring the highest standards of compliance, cost efficiency, and quality.
Key Responsibilities:
Dilapidations:
- Prepare and manage dilapidation schedules for properties, including assessments, reports, and negotiations.
- Liaise with tenants, landlords, and legal teams to manage and resolve dilapidation matters.
- Advise on repair liabilities and contribute to dispute resolution and settlement negotiations.
Project Management:
- Oversee and manage building projects from inception to completion, ensuring projects are delivered on time, within budget, and to the required quality standards.
- Prepare detailed project plans, cost estimates, and risk assessments.
- Engage with contractors, consultants, and other third-party service providers to ensure successful project delivery.
- Ensure compliance with health, safety, and environmental regulations.
General Surveying Duties:
- Conduct property inspections and provide recommendations for maintenance and improvements.
- Prepare technical reports, feasibility studies, and written recommendations for senior management.
- Manage and coordinate any required repair or refurbishment work, ensuring minimal disruption to business operations.
Skills & Experience:
Professional Qualifications:
- MRICS (Member of the Royal Institution of Chartered Surveyors) or equivalent qualification preferred, though candidates with significant experience will also be considered.
Relevant Experience:
- Proven experience in building surveying, specifically in dilapidations and project management.
- Experience managing a diverse property portfolio and working on a client-side basis would be highly advantageous.
- Knowledge of building regulations, health & safety, and contract law is essential.
Technical Skills:
- Strong understanding of building construction, surveying methodologies, and project management processes.
- Proficiency in Microsoft Office and project management software (e.g., MS Project, Asta Powerproject).
- Excellent written and verbal communication skills, with the ability to liaise effectively with internal teams, contractors, and clients.
Personal Attributes:
- Highly organised, with strong attention to detail and the ability to manage multiple projects simultaneously.
- A proactive, solution-oriented approach with excellent problem-solving skills.
- Ability to work independently, as well as part of a collaborative team.
