Monday-Friday 9:00am 5:00pm,with one Saturday per monthThis is a fully office based role
What do we do?We are specialist flat share company with property all around London suitable for most pockets, based in a open plan music filled office.
Interested?! Great read on!As a Property Manager you will be responsible for ensuring your portfolio of HMOs comply with the government and councils housing laws. We are looking for a team leader who will help with running weekly KPI reports and ensuring the departments policies and procedures are followed by all staff to aid in the achievement of the companies short and long term goals. Or a Property Manager ready to step up into a team leader position.
Key Skills:Inspect and assess our properties to make sure their condition complies with the government and council housing requirements under HMO licencing laws.Manage compliance to ensure they are all up to date, including licences, gas safety checks, EPCs, and EIRCs, and are compliant as per the LACORS fire safety guide.Conduct inspections to make sure property is being occupied to tenants in a good manner, identifying any possible indicators of overcrowding in residencies.Liaise with landlords and tenants, internal service operations staff, external contractors over maintenance issues, regularly briefing all required departments and parties.Manage allocated in-house service operations diaries for; cleaners, maintenance, builders, electrical, gas teams; to book and monitor timeframes and quality.Schedule and conduct follow-up inspections to verify that identified issues have been addressed and full compliance has been achievedCommunicate with team members and other departments to offer updates, deadlines, required works pending and documentation required.Accurately report inspection results, and compliance issues clearly to the service operation property and tenancy colleagues, offering guidance on required improvements, maintaining details records of each propertys condition and compliance status.Liaising with Building Management companies over communal issues.
Qualifications: ARLA Qualified, or working towards it already. 2-3 years of previous experience relevant experience. Good knowledge of housing laws, regulations and health and safety related to HMOs. Excellent English written and verbal skills. Strong attention to detail and computer skills, Outlook, Teams, Word and Excel. Knowledge ofconducting inspectionsand using inspection software preferable, not essential.
