Arbor Homes/Elite Homes, one of the largest homebuilders in Indiana and Kentucky, and a Berkshire Hathaway Company, is currently looking to hire a Vice President of Land Acquisition and Development to identify, entitle, acquire, and develop properties for residential construction to position the division competitively in the Louisville Market. The job entails working in a fast paced, team environment while developing a network for land acquisition, and managing land bank partners, contractors, schedules, and budgets for land bank and self-developed projects. Arbor/Elite is focused on employee growth and offers tremendous opportunities for career development.WHAT WILL YOU BE DOING?Develop a sufficient land purchase plan to achieve financial objectives.Network with colleagues, brokers, developers, engineers, planners, municipalities, and landowners for new acquisition opportunities to achieve the land plan.Identify and secure best prices and terms on property that conforms to divisional business plans and financial objectives.Complete land feasibility analysis for Division President investment approvalNegotiate land purchase contracts and review with outside law firm.Perform preliminary due diligence and underwriting to determine viability of each deal.Oversee entitlements for projects in pipeline.Ensure that development activities are completed on schedule and within budget by competent vendors.Ensure land profits that meet or exceed business plan.Coordinate the turnover of developed lots to Homebuilding.Keep up to date on local market land transactions.Advise Division President of any potential problems or issues and offer suggestions for resolution.Assist Land Acquisition and Development Managers with personal growth and problem solving.Recruit, train, manage, motivate, and support Land Resources staff.You are willing to perform other duties as assigned.WHAT WILL YOU BRING?Bachelor’s degree preferred, but not required, or meet the minimum requirement for number of years of direct experience.Five years’ experience in land acquisition, due diligence, entitlements, planning and development (with a production builder preferred)Demonstrated success in the home building industry, preferred.Exceptional communication skills – both written and verbal - to communicate effectively with landowners, municipalities, engineers, contractors, and peersComfortable presenting ideas and solutions to leadership and key business partnersStrong attention to detailStrong organizational skills and time management skillsAbility to establish and maintain strong relationships.Ability to learn quickly on the job.Ability to be a team player with a positive attitude looking to contribute positively to the company culture and maintain a personal and team development growth mindset.Proficient in MS Excel, PowerPoint, and WordWHAT’S IN IT FOR YOU?Base salary and bonus opportunityAdvancement opportunitiesExposure to Executive LeadershipOpportunity to work with one of the largest builders in the Louisville MetroOpportunity to be at a “Top Workplace” in Louisville, as named by the Courier Journal4 Weeks Paid Time OffAccess to health Insurance, life insurance, paid parental leave, company discounts, and 401K Plan with matching up to 4%.THE WORK ENVIRONMENT:The work environment is representative of an office/field setting.The noise level in the work environment is usually quiet to moderate.Reasonable accommodations can be made to enable employees with disabilities to perform the described essential functions of the job.PHYSICAL DEMANDS:While performing the responsibilities of the job, the employee is required to talk and hear.
