Job Description

Director, Construction An entrepreneurial, boutique real estate developer is seeking a Director, Construction to act as an Owner’s Representative in managing upscale low-rise residential projects. The Director, Construction will work closely with the Owners directly and use their proficient project management skills to oversee the external consultant team, general contractors, and trades, ensuring timely decisions are made based on distilled, essential information. The Director, Construction will lead pre-construction and construction activities including design, procurement, tendering, scheduling, budgeting, reporting, cost control and closeout. The Director, Construction will be accountable for the success of all projects ensuring quality, budget, schedule and anticipated outcomes are achieved. Project Management Manage external consultant teams and trades on design, scope of work, schedule, budget, and all required activities to ensure smooth project flow; Monitor progress, update required reporting and ensure timely communication with all stakeholders; Ensure proper procedures and processes are in place to manage project communication and progress updates; Support any relevant tendering requirements including negotiating and awarding work with the Owners; Scheduling & Monitoring Coordinate and set agendas for consultant and contractor meetings to ensure that issues are discussed and risk mitigation strategies are identified and implemented; Provide meeting notes for ownership and ensure effective follow-up on identified concerns; Update and control the design and construction schedules, identifying bottlenecks and making real-time adjustments to keep the project on track; Manage the change management process including validating, and negotiating change orders; Prepare regular status reports. Construction Oversight Provides input into constructability concepts and value engineering; Consolidate and present pricing for owner review; Review and compare details to ensure clarity and avoid discrepancies; Work with cost consultant in order to approved invoices and construction draws. Qualifications The successful candidate will possess a seasoned background and experience managing the construction of low-rise high-end residential projects; superior project management skills; proficiency with MS Office especially Excel; a strong detail oriented, analytical mindset with the ability to make decisions autonomously, as well as superior communication, organizational and time management skills.
