Vice President, Property Management Our client, a boutique real estate company with a growing portfolio of multi-family assets is seeking a Vice President, Property Management to join their team. Based in the Kitchener/Guelph/Cambridge area, the Vice President will be the cornerstone of the Property Management Team and an integral member of the Senior Leadership Team. The Vice President will lead and optimize the performance of the department and will be truly engaged in being an advocate of and executing best-in-class property management. The position is responsible for the tactical execution and communication of the company’s strategic direction as it relates to property management, and ensuring the successful execution of all initiatives. The Vice President will have a proven track record in maximizing the performance of a portfolio of properties, be a motivator, a good communicator, and a hands-on manager. Responsibilities: Develop and implement strategic plans and objectives for the assets with a focus on value creation and achieving operational excellence. Collaborate with senior leadership to establish long-term goals, policies, and procedures for the department. Streamline and optimize operational processes and workflows, identifying opportunities for automation and to enhance operational efficiencies. Oversee the operations and management of the portfolioensuring the properties’ physical and financial well-being. Identify nationalsupply programs and accounts to improve overallefficiencies and enhance savings on property maintenance and renovation costs. Engage appropriate third-party providers for capital projects; direct, review, and assist in approval of all capital projects. Ensure compliance to conditions set in place by financial institutions/lenders, municipalities and other governing bodies. Oversee the negotiation of contracts such as pest control, security systems, plumbing repairs, appliance replacements, etc. Accountable for property risk management, safety standards, and employee and resident liability. Develop, mentor and lead a high-performing, cohesive team in order to maximize employee engagement and minimize turnover. Work with the team and various departments to develop operating and capital budgets. Lead by example, instilling and modeling the company’s values. Qualifications The successful candidate will possess a degree, certificate or diploma in a related field; a minimum of 7 to 10 years of experience in property management, as well as, managing capital expenditure projects on time and on budget; strong leadership skills with experience managing teams of property management and operations professionals; excellent interpersonal, communication and facilitation skills with the ability to influence stakeholders; proficiency with Yardi and Microsoft Office Suite; a valid Ontario G driver’s license and their own vehicle.
