Facilities Management manages, maintains, and operates 55 City-owned court and office buildings totaling more than 15 million square feet. These buildings are located throughout the City and include City Hall, the Manhattan and Brooklyn Municipal Buildings, and the Borough Halls. As the landlord, Facilities Management provides base building services to keep these buildings fully functional and operational through seven units: Building Services, Contract Services, Energy Management, Fire and Life Safety, Mechanical Maintenance & Operations, and FM Operations.
Mechanical Maintenance & Operations maintains, repairs and operates all building system equipment, including heating, ventilation, and air conditioning (HVAC), plumbing (domestic water supply), fire suppression, and generators. Stationary engineers and their staff (oilers, high pressure plant tenders, controls specialists, and steamfitters) work to ensure building systems are running efficiently and effectively.
Steam Fitters, under supervision, perform work relating to installing, maintaining, and repairing piping, controls, and equipment for heating systems, compressed air systems, refrigerating systems, air conditioning systems, steam and hot water systems, fire suppression systems, cooling systems, and sprinkler systems. They install boilers, feedwater, vacuum and condensate equipment, fuel oil piping, and related auxiliary equipment; lay out work from plans, specifications, and sketches; may work with welding and brazing equipment; and supervise the work of Steam Fitter's Helpers. All Steam Fitters perform related work.
Some of the physical activities performed by Steam Fitters and the environmental conditions experienced are the following: working in hot, uncomfortable environments; working with steam leaks; using 6 inches to 4-foot pipe wrenches; using combination wrenches with a 60-pound pull; climbing ladders and scaffolds to reach equipment 25 feet above the ground; moving large and heavy sections of pipe and lifting heavy objects.

Qualifications
1. Five years of full-time satisfactory experience as a Steam Fitter; or
2. Not less than two and one-half years of such experience plus sufficient full-time experience as a helper or apprentice or relevant education or training to make up a total of five years of acceptable experience. Six months of experience will be credited for each year of apprenticeship or helper experience or for each year of completed approved trade or vocational school training in the steam fitting field.
License Requirement
3. For appointment to certain agencies, candidates must possess a Motor Vehicle Driver License valid in the State of New York. The license must be maintained for the duration of employment.
