Sr. Maintenance Manager, Ontario East Oversee and lead the maintenance operations of our LCL and SDM retail stores. Responsible for ensuring the effective operation and maintenance of building systems and equipment and implementing maintenance plans that align with the business objectives. SERVICE ACCOUNTABILITIES: Address all vendor/coordinator and store operations issues escalations via phone/email/Computer Maintenance Management System (CMMS) Participate in store operations meetings, provide P&L updates and or process changes Regularly meet with store operations team to review current conditions, identify Health and Safety issues, and to audit vendor performance Provide technical support as required with Landlord related items. Able to work in a team environment and support other RMMs with regional issues and during OOO (out of office) times Available to work flexible hours and action emergencies as required Build clear SOW (scope of work) for RFP projects as needed Participate in Vendor Management and Selection Processes Other related tasks as assigned PROJECTS & PROCESS: Schedule annual RMM store inspection Audits and action follow up work as required LCL: 1 visit per store annuallySDM: 1 visit per store annually or as required. Perform regular store visits at frequencies agreed upon with your Manager Support Real Estate operations with initiatives, technical support, and project work as needed Assist in development of preventative maintenance programs to minimize downtime and ensure safe and efficient operation of building systems and equipment Identify efficiencies to operational and systematic processes and/or technology Identify implementation solutions and change management opportunities Assist with implementing SOPs, reference guides and process documents to support solutions Assist with maintaining central document repository for easy access to all SOPs, guides, and documents WORKFLOW FACILITATION: Review, challenge, decline or approve quotes as assigned Execute capital and ECR approvals as assigned Input and dispatch WKO requests for RMM identified issues Validate PMs in workflow management system Educate store operations (store management) on WKO creation process as required New Store, Renovations, Closures, Franchise Flip, Cap Projects: Monitor the GAANT chart to track all store openings, closings, flips, new locations Liaise with PM and store operations to obtain list of all services and vendor required for service Participate in the deficiency walk and sign off on deficiency list provided to construction Assist with onboarding new Assets to established Asset Management Programs. Confirm with assigned coordinator location has been closed and for flips, new location is opened Work with assigned Coordinator to follow up with Vendors after close date on request backlog to ensure all WKOs are invoiced in a timely manner Work with assigned Coordinator to ensure vendor contracts have been updated to reflect store closure/opening to minimize invoicing risks SUBJECT MATTER EXPERT: Collect updated scope requirements and qualitative questions for RFP Process Actively seeking and presenting new industry opportunities to the team Manage allocated capital rehab category budget Build multi-year capital plan based on RMM submitted feedback, workflow management history and vendor assistance Monitor and analyze maintenance metrics to identify trends and opportunities for improvement Prepare Vendor Scorecards and present to Vendors in ongoing Vendor business reviews RELEVANT SKILLS AND QUALIFICATIONS: Minimum of 5 years experience in maintenance/ property management, preferably in commercial or retail property management Knowledge of building systems including plumbing, electrical, lighting, and familiar with grocery store type equipment Strong leadership and management capabilities Effective problem solving and analytical sills, with the ability to quickly identify and address maintenance related issues Excellent communication and interpersonal skills, with the ability to build strong relationships with internal and external stakeholders Ability to work independently, prioritize tasks, and manage multiple projects simultaneously Familiarity with computerized workflow management systems (ie Officetrax) and other maintenance and finance related software Exceptional presentation skills Our commitment to Sustainability and Social Impact is an essential part of the way we do business, and we focus our attention on areas where we can have the greatest impact.
