Job Description

Construction / Accessory Dwelling Unit (A.D.U) Project Coordinator

Reports to: President

Department: Maintenance Department

Employment Status: Full Time, Non-Exempt

Company Overview: Swami International was established in 1978. The founder envisioned a company with a hands-on management style, a property management company that would be directly involved with all aspects of providing a comfortable, affordable living environment for our residents.

Position Overview: Manage and oversee multi-family residential construction with multiple ADU ongoing projects. Ability to lead and manage teams. Should be experienced in construction and Project Management and able to put together timelines, project estimates while maintaining safety and compliance measures around the construction sites.

Essential Duties:
  • Project Estimating- ability to utilize software to estimate job costs, timelines, and budget
  • As needed recruit and vet subcontractors to ensure they are adequately licensed, bonded, and insured and have a track record that meets our standards,
  • Maintain a schedule, order materials, over see subcontractors, facilitate inspections, issue change orders, visit job sites daily, complete daily logs, proactively troubleshoot issues, and manage team members,
  • Walk jobs sites, review plans, and handle all ends of permitting process,
  • Maintain clear and timely communication with team members,
  • Ensure standard for quality, safety and orderly job sites are consistently met and improved over time; minimizing potential for injuries or hard by requiring complete health and safety standards and best practices;
  • Maintaining clear records and reports on project budges vs actuals, project schedules vs actuals, and progress towards quarterly goals, OSHA requirements, etc.
  • Construction and blueprint reading background;
  • Familiarity with lien release, final inspections and certificate of occupancy approvals.

Requirements:
  1. High School Diploma or equivalent
  1. Min. of 2 years project management experience
  2. Must provide own transportation; ability to provide own tools a plus.
  3. car travel required;
  4. Proof of valid driver's license, vehicle registration and auto insurance required;
  5. Prefer one or more of the following certifications; Plumbing certificate, Electrical certificate, construction, EPA certified and certified in Osha safety requirements;
  6. Proven ability to safely operate power tools;
  7. Willing to work overtime and/or weekends when necessary a plus;
  8. Must be professional and costumer service oriented, with the ability to deal effectively with unsatisfied tenants;
  9. Excellent written/verbal communication skills, including the ability to express thoughts clearly and exchange information with others;
  10. Bi-lingual Spanish a plus;
  11. Able to work in a fast-paced environment;
  12. Ability to work independently with little or no supervision while using common sense;
  13. Ability to efficiently troubleshoot and assess a problem;
  14. Ability to follow directions and take initiative;
  15. Excellent time management skills including the ability to be highly organized and detail-oriented;
  16. Maintains a safe working environment;
  17. Able to endure and experience temperature changes;
  18. Able to lift and or carry up to 20 pounds above shoulder level on a frequent basis and team lifting above 50 pounds when necessary;
  19. Ability to walk, stand, climb, stoop, bend, kneel, and or crawl;
  20. Ability to work in small, confined workspaces.

Compensation:
  • Benefits as described in the Swami Employee Handbook
  • Salaried $80-$120k paid semi-monthly, commensurate on experience.
  • discretionary bonus structure upon full completion and certificate of occupancy
