Development / Construction Project Manager
£50 -60K plus package
Join a rapidly expanding storage business as a Development Project Manager and take charge of the pre-construction phases of our nationwide development projects. As a Development Manager, you’ll oversee every aspect of the process, from planning, contractor selection, space planning, design, to the successful delivery of each project.
Location: Based at our headquarters near Bolton, with travel to various project sites across the country. Reporting directly to the Managing Director.
Key Responsibilities:
- Oversee Capital Development: Lead the management of development schemes, ensuring that project milestones, budgets, and quality standards are met.
- Consultant and Contractor Coordination: Schedule and supervise third-party consultants and contractors to ensure smooth and efficient collaboration.
- Project Monitoring: Present progress reports, assess processes for value for money, and closely monitor the performance of professional teams and contractors.
- Financial Management: Collaborate with the team to prepare and maintain cash flow forecasts and budget reports.
- Contract Administration: Oversee building contracts and manage third-party responsibilities to ensure compliance and efficiency.
- Lead the Development Journey: Guide the entire development process, including planning, contract negotiation, risk assessment, and financial appraisal. Conduct site visits and review documentation to evaluate project viability and deliverability.
- Travel: Regular travel to various project sites is required; daily access to a vehicle is essential.
Qualifications and Experience:
- Experience in all stages of development, including legal, design, planning activities, and health and safety regulations.
- Proven experience in construction project management or a similar role, with a strong drive to grow in a dynamic, expanding company.

- Drive Project Progress: Actively manage each project to avoid delays and ensure the development program is delivered on schedule.
- Team Management: Appoint and manage consultant teams (e.g., architects, engineers) to produce required documentation for timely submission to planning authorities and statutory bodies.
- Procurement: Secure necessary supporting information, such as surveys, reports, and assessments, to facilitate the planning process and pre-delivery design.
