Job Description

  • Provide leadership to the Development Team for all work associated with the Residential Apartments
  • Work with the Development Team and provide input and feedback for the Residential portion of the project
  • Monitor Construction Manager's performance regarding contractual responsibilities
  • Provide observations and recommendations to the Project Executive Team
  • Monitor payment to contractors, changes, claims and inspection for conformance to design requirements.
  • Provide current cost and progress information
  • Manage, coordinate and inspect work of all contractors in the Residential areas.
  • Report to project team observations regarding areas of concern, possible deficiencies or impacts to quality, cost and schedule.
  • Review all change orders and advise the project team.
  • Review Contractor payment applications
  • Review RFI's submitted by Construction Manager and provide feedback to the project team regarding any area of concern and costs associated with official responses from the design team.
  • Monitor key submittals as provided by the Construction Manager and report areas of concern regarding compliance with the Construction Documents, substitutions or potential changes in scope of work.
  • Review company monthly project cost reports with the project team as required.
  • Prepare documentation for presentations to Ownership as assigned by the project team.
  • Monitor and track Items of changes and update established logs for costs and schedule consequences.
  • Be proactive, conduct construction meetings as assigned by the project team, issue meeting minutes to all pertinent parties.
  • Coordinate Owner review and approvals of key submittals, samples and material selections.
  • Coordinate completion of residential mock up and sales center construction, including establishing all cost for options to be selected, facilitating the review by ownership, manage approved changes for costs and documentation into the construction documents and change order to the Construction Manager.
  • Coordinate jobsite deliveries and installation of owner supplied items.
  • Insure the fit and finish of the final product comply with the drawings and specifications and meet the "luxury" standards of this project.
  • Lead the punch out efforts for all residential units and other residential areas of the project.
  • Lead the project completion, acceptance and turnover process for the residential portions of the work.
  • Maintain and update development task schedule as assigned by the project team.
  • Manage owner directed changes as assigned by the project team.
  • Work with Leasing Agents as directed by the project team.

The Successful Applicant

  • 8+ years of experience in construction
  • Associate's degree in business, construction, engineering or related field of study preferred
  • Working knowledge of building components, systems and construction processes
  • Strong computer skills with Microsoft Office and Procore
  • Excellent written and oral communication skills and ability to establish and maintain professional working relationships
  • Must be able to wear/use personal approved protective equipment as required on the construction site
  • Strong attention to detail and demonstrated time management and organizational skills
  • Excellent interpersonal, verbal, and written communication skills, and superior problem-solving abilities
  • Must have experience leading large mixed-use and/or luxury multifamily apartment projects
