Alderley Group is an award-winning, rapidly expanding UK development company specialising in sourcing land for new-build affordable housing, retirement, and extra-care schemes. Our in-house construction team, Alderley Partnerships, operates under JCT D&B contracts across England, ensuring that we deliver high-quality projects that significantly impact communities. We are seeking a Commercial Manager to join our team, based in our Regional Office in Birchwood, Warrington.


About the Role:


As a Commercial Manager at Alderley Group, you will play a pivotal role in driving business growth and profitability. Your primary responsibility will be to develop and manage a profitable portfolio of customers, ensuring that all contracts are negotiated effectively and managed efficiently. You will also be responsible for identifying new business opportunities and leading our sales and marketing strategies to support the company’s long-term growth objectives.

Your role will involve close collaboration with the Senior Management Team, overseeing and directing contractors, managing risks, procurement and ensuring compliance with all regulatory guidelines. You will also lead and mentor the quantity surveying team, ensuring they have the support and guidance needed to deliver their objectives.


Key Responsibilities:


Business Growth: Develop and implement a strategic plan for business growth, recognising and capitalising on new business opportunities to expand the company’s portfolio.

Contract Management: Oversee and direct the negotiation, planning, and execution of contracts, ensuring all agreements are in the best interest of the company. This includes managing project risks and adhering to regulatory guidelines.

Pricing Structures: Develop and maintain competitive pricing structures that align with the company’s financial goals while ensuring profitability and customer satisfaction.

Team Leadership: Establish and manage the commercial team processes and procedures and across the organisation. Lead the QS’s and Buyers to drive procurement to achieve targets and provide the project information monthly to the shareholders. Provide training, mentoring, and support to the quantity surveying team, ensuring they are well-equipped to manage their responsibilities. Delegate tasks to Senior Quantity Surveyors, set clear objectives, and monitor progress.

Stakeholder Management: Maintain strong relationships with clients, suppliers, and contractors, ensuring the company’s reputation is upheld in all dealings. Represent the company at site meetings and contribute to resolving commercial, contractual, and construction challenges.

Contract Administration: Work closely with the Group Managing Director to ensure the smooth administration of contracts from start-up through to final account. Ensure all functions are carried out under Quality and Safety Management Systems.


What You’ll Need:


Experience: Extensive experience in commercial management within the construction or property development industry. A deep understanding of contract documentation and the ability to advise delivery teams on contractual responsibilities.

Qualifications: MRICS/MCIOB status (desirable)

Commercial Awareness: Strong awareness of the current market conditions within the industry and the ability to adapt strategies accordingly.

Leadership Skills: Proven leadership skills with the ability to train, mentor, and manage a team effectively. Strong communication, analytical, and organisational skills.

Strategic Thinking: The ability to think strategically and develop plans that align with the company’s long-term goals.

Attention to Detail: A meticulous approach to contract management, with a focus on risk management and protecting the company’s interests.
