Alderley Group is an award-winning, rapidly expanding UK development company specialising in sourcing land for new-build affordable housing schemes. Our in-house construction team, Alderley Partnerships, operates under JCT D&B contracts, delivering high-quality projects across England.

We have an exciting opportunity for a Senior Quantity Surveyor to join our team within Alderley Group and Alderley Partnerships, based in our Regional Office in Birchwood, Warrington. This role offers an exciting opportunity to contribute to multiple residential new-build projects and play a key role in our continued success.


Senior Quantity Surveyor Overview:


As a Senior Quantity Surveyor, you will be responsible for managing the financial aspects of multiple residential projects from inception through to completion. You will work closely with the Commercial Manager, Managing Surveyor, and Group Managing Director to ensure that projects are delivered within budget while maintaining the highest standards of quality. Your role will involve both pre-construction and post-construction stages, ensuring that all delivery dates are met and that costs are carefully managed and reported.


Key Responsibilities:


  • Contract & Risk Analysis: Conduct thorough risk assessments and approve all design information from consultants for each project package.
  • Coordination: Collaborate with consultants and coordinate all project package information to ensure seamless project delivery.
  • Procurement: Source and procure all subcontract trades and materials, ensuring best value is achieved and all prequalification criteria are met.
  • Tender Documentation: Prepare tender documents for subcontractor packages, materials, and plant, and appoint all subcontractor and material packages accordingly.
  • Cost Management: Monitor and control project costs, including the production of monthly Cost Value Reconciliations (CVRs), cash flow reports, and valuations. Ensure value for money while maintaining quality standards.
  • Project Reporting: Provide weekly progress reports, produce subcontract and material procurement schedules, and manage project cash flow and budget updates.
  • Quality Control: Oversee quality control processes, ensuring all subcontract work meets building control and structural warranty requirements.
  • Subcontractor Management: Manage and monitor subcontractor resources and work programmes, ensuring timely and efficient project delivery.
  • Health & Safety Compliance: Ensure all packages comply with health and safety regulations and that all works are carried out in a safe and compliant manner.
  • Project Documentation: Compile all necessary documentation, including warranties, certificates, testing and commissioning records, and O&M manuals.
  • Site Meetings: Attend site meetings and subcontractor meetings, providing support to ensure successful project delivery.


Qualifications & Experience:


  • Minimum of 5 years’ post-qualification experience (PQE) in Quantity Surveying, with a focus on JCT and NEC contracts.
  • MRICS status or equivalent professional qualification.
  • Recent experience in commercial and contract management within the housing sector, including social housing maintenance, planned investment, or M&E works.
  • Proven experience in managing financial performance, procurement, and contract negotiation within a high-volume housebuilding company.
  • Strong interpersonal and networking skills with the ability to hold constructively challenging conversations.
  • Excellent understanding of commercial and financial management systems, with strong organisational and analytical skills.
  • Strong computer literacy, particularly in Microsoft Excel.
