DevelopandmaintainadetailedunderstandingofBMSsbusinessandkeyfactorsinfluencingtheir requirementfor our services. Develop and implement a strategicprogram for pursuing key initiatives and innovationleading to demonstrable continuousimprovement. Deliver value-creating opportunities to BMS by ensuring continuoustransferofknow-howfromSILAbusiness. DevelopstrongrelationshipswithallkeypersonnelinBMS Staff Management Managementofsourcing,hiring, trainingandbackfillprocessforallstaff. Manage andassistwiththepersonaldevelopmentofallpeopledirectlyreportingtohim/her. Developandmanagesuccessionplans andappraisalsforallpeopledirectlyreportingtohim/her Ensure SILA staff are appropriately trained to meetthe requirementsoftheirpositions. VendorManagement Manage all service contracts, including inspections and qualitymanagementofservicedelivery. Preparetenderdocumentation,evaluationoftenders;prepare contracts ManagementofcontractresourcetoachieveServiceLevelAgreementstoKeyPerformanceIndicatorsatoptimumcostforBMS. PropertyOperations Developandimplementproceduresandperformancemeasurestoensuresimplification andaccuracyofworkmethodsandreliabilityofsystems. Ensure an adequate supply of materials and service for theproperoperationofthefacilityandenter intosupplyandservicecontractsasapprovedbytheBMS Effectively manageall Administrative, Engineering, and otherFM functions, ensuring all procedures, processes, and BMSrequirementsareundertakeninatimelyandefficientmanner. Overseethemanagementof(M&EscopepertainingtoBMSincludingcontractsincludingbutnotlimitedtoFireandMechanicalServices) M&Eworksincludingcontractormanagement. Ensure PlannedPreventative Maintenance isundertakeninaccordancewiththeschedule. AnnualMaintenanceContracts(AMC) Ensure the implementation and management of Risk &Safety workpractices toreducetheinterruptiontoBMSsoperations. CoordinatewithTransportManager toensuresmoothoperations. Develop and implement innovative programs and processes thatreducetheutilitycosts,increaseproductivityandincreasethesavings Initiate strategies to achievemeasurable improvements in energyconsumption,inconjunctionwiththeallthebuildingoperationteams CoordinatewithBuildingoperationteamsinsettingupandsustainingthebestmaintenancestandardsandpractices. Manage a program of inspectionsfor the property on Energyconservation, Maintenance practices, Utility managementand Riskmanagementprocedures Implement andoversee the preventive maintenance program toreducetheriskofsuddenfailuresofcriticalequipment. Review the maintenance/servicepractices of M&E Contractors todeliverqualityworkpracticesinlinewiththemanufacturerrecommendations. Audit the Building management offices to make sure that theproceduresarebeingfollowedandadheredwith Ensure all safety procedures, including Crisis Management/BusinessContinuityandEmergencyProceduresaremaintainedatalltimes. Implementandmanageanauditprogramtoensuretheexposuretoriskisminimized. Reporting PreparationofbudgetsandBMSreports,includingfinancialreconciliationforservicecontractaccounts PrepareMonthlyReport andobtainBMSsign-off. AchievementofContractedServiceLevelsandPerformanceIndicators AchievementofcontractedCustomer Satisfactionexpectations Management ofresourcetoensurenodisruptiontoBMSbusiness.
